Once you sign a Contract of Sale in Victoria, you are largely locked in. Walking away can cost you the deposit, and sometimes more. The most important moment in any property purchase is the one before you sign, when there is still time to fix problems, negotiate terms, or walk away cleanly.
Conveyancing Professionals has guided buyers through more than 4,000 Victorian property settlements over the past 20 years. We review contracts before you sign, manage the legal process from contract to keys, and keep you informed at every step.
Found a property and wondering whether the contract is sound? We will review any Section 32 or Contract of Sale free of charge within 24 hours.
What We Handle for Buyers
Pre-Purchase Contract Review
We read the Section 32 and Contract of Sale before you sign, flagging hidden costs, unusual clauses, and anything worth negotiating with the seller.
Auction & Private Sale Support
Auction contracts are binding the moment the hammer falls. Private sales come with a cooling-off period and can include conditions. We make sure you know exactly what you are committing to either way.
Stamp Duty & First Home Concessions
We calculate your stamp duty, check every grant and concession you might be eligible for, and lodge the paperwork with the State Revenue Office.
All Property Types
Houses, units, apartments, off-the-plan, vacant land, commercial premises, rural blocks, and company share purchases.
Settlement Coordination
We work with the seller’s conveyancer, your lender, and the State Revenue Office through PEXA so funds clear and the title transfers on the date in your contract.
Same-Day Communication
Every email, every call, every question gets a same-day response. You will always know exactly where your file is up to.

What’s in a Section 32 and Contract of Sale?
Before you sign anything, the seller must give you a Section 32 Vendor Statement and a Contract of Sale. Together these are the legal foundation of the purchase, governed by the Sale of Land Act 1962 (Vic).
These documents tell you what you are actually buying, including:
- Title details, mortgages, and any caveats or covenants
- Planning and zoning information
- Outgoings such as council rates, water rates, and owners corporation fees
- Building permits issued in the last seven years
- Notices from council or government authorities
- Settlement date, deposit amount, and any special conditions
Once cooling-off ends, or immediately in the case of an auction, you are committed. Reviewing these documents before you sign is the single most important thing you can do to protect your deposit and your purchase.
The Buying Process, Step by Step
1
Free contract review
Before you sign anything, send us the Section 32 and Contract of Sale. We return a written report within 24 hours, flagging anything that needs negotiation, clarification, or concern.
2
Sign the contract
Once you are comfortable, sign the contract and pay the deposit. Private sales come with a 3-business-day cooling-off period; auction purchases are binding from the fall of the hammer.
3
Finance and conditions
We coordinate with your lender, monitor any conditions in the contract (finance approval, building inspection, pest inspection), and confirm everything is satisfied within the agreed timeframes.
4
Pre-settlement inspection
In the week before settlement, we arrange your final inspection so you can confirm the property is in the agreed condition before funds change hands.
5
Settlement day
We coordinate with the seller’s conveyancer, your bank, and the State Revenue Office through PEXA. Funds clear, the title transfers, stamp duty is paid, and the property is officially yours. You collect the keys.

Common Questions From Buyers
How much does a conveyancer cost when buying a property in Victoria?
Conveyancing fees for buyers typically range from $900 to $1,800 plus disbursements (title searches, council certificates, registration fees and similar). We provide a quote upfront so there are no surprises. Stamp duty and government charges are separate. Call us for a same-day quote.
Should I get the contract reviewed before I sign?
Yes, every time. Once cooling-off ends, or immediately for an auction purchase, you are committed. Our free 24-hour review picks up unusual clauses, undisclosed encumbrances, planning issues, or building permit gaps before you are locked in. There is no obligation to engage us afterwards.
What is the cooling-off period when buying a property?
For private sales in Victoria you have 3 business days from signing to change your mind. If you do, you forfeit 0.2% of the purchase price (or $100, whichever is greater). Cooling-off does not apply to auction purchases, or to properties bought within 3 days of an unsuccessful auction. Our cooling-off period calculator works out the exact deadline from your signing date.
How does stamp duty work for buyers?
Stamp duty is calculated on the purchase price and paid to the State Revenue Office at settlement. Rates are tiered, and concessions exist for first home buyers, off-the-plan purchases, principal place of residence buyers, and pensioners. We work out the exact amount and check every concession you might be entitled to. You can run the numbers yourself with our Victorian stamp duty calculator.
What concessions are available for first home buyers?
Eligible first home buyers in Victoria can access the First Home Owner Grant ($10,000 for new builds), full stamp duty exemption on properties up to $600,000, and a tapered concession on properties between $600,001 and $750,000. We assess your eligibility and lodge the paperwork as part of the conveyancing.
Should I have a building and pest inspection?
For a private sale, we strongly recommend it, and we can include it as a condition in the contract so you have a way out if it reveals problems. For auction purchases, organise the inspection before bid day, since auction contracts cannot be made subject to inspection results.
How long does settlement take from signing the contract?
Standard settlement in Victoria is 30, 60 or 90 days from the contract date, but any timeframe can be negotiated. Off-the-plan purchases settle later, typically when construction is complete, which can be 1 to 3 years after signing.
Can I buy a Victorian property from overseas or as a foreign citizen?
Yes. Foreign buyers usually need approval from the Foreign Investment Review Board (FIRB) before signing, and additional duty surcharges apply. Australian citizens and permanent residents living overseas can buy without FIRB approval. We guide you through the requirements either way.
