Local Conveyancing for Reservoir Buyers and Sellers

Reservoir is the largest suburb in the City of Darebin, and it is changing fast. Postwar brick homes sit next to brand-new townhouses, the Mernda line has a rebuilt Reservoir Station after the High Street level crossing came out, and buyers are drawn to spots like Edwards Lake Park and the High Street shops.

That mix of old titles and new development is exactly where contracts get tricky. Older blocks are being subdivided, and the land near Merri Creek and Darebin Creek carries flood controls that do not always show up at an inspection.

Our job is to check the Contract of Sale and Section 32 line by line, so you know what you are buying before you sign. Reviews are free and turned around within 24 hours.

What Reservoir Buyers Should Check

Two issues come up again and again on Reservoir contracts. They are easy to miss and expensive to get wrong.

Creek Flooding and Drainage Overlays

Reservoir is bounded by Merri Creek to the west and Darebin Creek to the east, with Edgars Creek running through the north. Properties near these corridors can carry a Land Subject to Inundation Overlay (LSIO) or Special Building Overlay (SBO).

Melbourne Water has also released updated flood mapping for Darebin, which has brought more properties into mapped flood areas than before.

Why it matters: Flood controls can affect insurance premiums, what you are allowed to build, and the cost of any renovation. We read the planning certificate and flag any overlay before you are locked into the contract.

Subdivisions, Easements and Owners Corporations

A lot of Reservoir stock is now new townhouses and units built on subdivided blocks. These titles often come with an Owners Corporation, shared driveways, and drainage or sewerage easements running through the land.

Older homes can also carry a single-dwelling covenant or a restriction that limits what you can build, which matters if you are buying with development in mind.

Why it matters: Owners Corporation fees, common-property rules and easements all change what you own and what you can do with it. We check the title, the plan of subdivision and the Owners Corporation certificate so there are no surprises after settlement.
