Local Conveyancing for Footscray Buyers and Sellers

Footscray is the centre of the inner west, built around a major railway interchange, the Footscray Market, the Little Saigon precinct and Victoria University. It is going through a fast urban renewal, with high-rise apartments rising on the old industrial land along the Maribyrnong River in the Joseph Road precinct. Our Footscray appointment office is at 1 Crown St, so this is home turf for us. The Valuer-General’s latest figures put Footscray’s median house price at $950,000 and the median unit price at $480,000.

That renewal is where contracts get complicated. Much of the redevelopment land is former heavy industry and can carry an environmental audit condition, and the new towers mean many purchases are apartments with an Owners Corporation.

Our job is to check the Contract of Sale and Section 32 before you sign, so you know exactly what you are taking on. Reviews are free and turned around within 24 hours.

What Footscray Buyers Should Check

Two issues come up on Footscray contracts more than any others, and both come from its industrial past and its high-rise present.

Former Industrial Land and Environmental Audits

A lot of Footscray, including the Joseph Road precinct and the rail corridor, is former heavy-industrial land. Where the soil may be contaminated, a site can carry an Environmental Audit Overlay, and an audit must be signed off before the land can be used for housing.

Why it matters: An outstanding audit condition, or conditions attached to an audit statement, can affect a build, a valuation or your settlement. We check the planning certificate and any environmental audit statement before you commit.

High-Rise Owners Corporations

The apartment towers in Joseph Road, around Little Saigon and near the station mean many Footscray purchases are strata lots with an Owners Corporation. The certificate should show the fees, the maintenance fund, insurance, any special levies and any known defects or disputes.

Why it matters: Owners Corporation fees are ongoing, and a special levy or a defect history in a new high-rise can be a serious cost. We review the Owners Corporation certificate and the rules before you sign.
