Local Conveyancing Across Whitehorse

Whitehorse runs from the high-rise transformation around Box Hill out to the leafy garden streets of Blackburn and the established homes of Nunawading. Box Hill is a designated Metropolitan Activity Centre and a future Suburban Rail Loop station, so the towers are going up fast, while much of the rest of the municipality is known for its tree cover and neighbourhood character.

That contrast is where contracts get complicated. Whitehorse has some of the strictest tree controls in Melbourne, apartment buyers around Box Hill take on Owners Corporations and off-the-plan terms, and the planning rules near the activity centre are actively changing. None of it shows up when you inspect a property.

Our job is to read the Contract of Sale and Section 32 before you commit, so you know exactly what you are taking on. Reviews are free and turned around within 24 hours.

What Buyers Need to Know in Whitehorse

Two issues run across Whitehorse, from the garden suburbs to the Box Hill towers.

Strict Tree and Landscape Controls

Whitehorse applies a wide Significant Landscape Overlay across its residential streets, covering Blackburn, Nunawading, Box Hill and more. In these areas you generally need a planning permit to remove or lop a tree above a set size, and to build within a few metres of a protected tree.

Why it matters: these controls limit building envelopes and can stop a knock-down rebuild you had planned, and removing a protected tree without a permit can be costly. We read the planning certificate and flag any landscape or vegetation overlay before you buy.

Box Hill Apartments and Off-the-Plan

Box Hill is a Metropolitan Activity Centre and a Suburban Rail Loop precinct, with apartment towers built and approved around the station and Box Hill Central. Buyers there are usually purchasing a strata lot or an off-the-plan apartment, and the heights and planning rules around the centre are still being redrawn by the state.

Why it matters: an apartment purchase means Owners Corporation fees, rules and maintenance funds to review, and off-the-plan contracts carry sunset dates and variation clauses. We check the Owners Corporation certificate and the contract terms so you know what you are committing to.

Why Choose a Local Specialist?

We work across Whitehorse City Council every week. We know how the Significant Landscape Overlay falls across the garden suburbs, the Owners Corporation and off-the-plan traps in the Box Hill towers, and how the changing activity-centre rules affect buyers.
