Local Conveyancing for Preston Buyers and Sellers
Preston has changed more than almost any suburb in Darebin. The Mernda line was lifted onto elevated rail through the middle of the suburb, with four level crossings gone at Oakover Road, Bell Street, Cramer Street and Murray Road and a rebuilt Preston Station that opened in 2022. Around it, the High Street tram strip, Preston Market and Northland keep the suburb busy while old blocks fill with townhouses.
That building boom is where contracts get tricky. Preston now sells more units and townhouses than houses in a typical year, much of it on subdivided land with an Owners Corporation, and parts of the suburb sit on former industrial sites. Land near Merri Creek and Darebin Creek can also carry flood controls.
Our job is to check the Contract of Sale and Section 32 line by line, so you know what you are buying before you sign. Reviews are free and turned around within 24 hours.

What Preston Buyers Should Check
Two issues come up on Preston contracts more than any others. Both are easy to miss and expensive to get wrong.
Townhouse Subdivisions and Owners Corporations
A large share of Preston stock is now new townhouses and units on subdivided blocks. These titles usually come with an Owners Corporation, shared driveways, and drainage or sewerage easements running through the land.
Older homes can also carry a restrictive covenant that limits what you can build, which matters if you are buying with development in mind.
Why it matters: Owners Corporation fees, common-property rules and easements all change what you own and what you can do with it. We check the title, the plan of subdivision and the Owners Corporation certificate before you commit.
Former Industrial Land and Environmental Audits
Preston has a lot of former industrial land, including around the Preston Market precinct, and new housing is being built on it. Where the soil may be contaminated, a site can carry an Environmental Audit Overlay, and an audit has to be signed off before it can be used for homes.
Why it matters: An outstanding audit condition can affect a build, a bank valuation or your settlement. We check the planning certificate for the overlay and any audit statement so there are no surprises.
