Local Conveyancing for Craigieburn Buyers and Sellers

Craigieburn is the biggest of Hume’s growth suburbs, built around the station at the end of the Craigieburn line and the Craigieburn Central shopping centre, with newer master-planned estates like Highlands spreading north of the older streets. Aitken Creek and its trail run through the middle.

A large share of Craigieburn is new house-and-land, and that shapes the contract. Estate lots can sit inside a precinct plan, carry developer covenants and growth-area contributions, and sometimes sell before the title has issued. None of it is obvious at an inspection.

Our job is to check the Contract of Sale and Section 32 before you sign, so you know exactly what you are taking on. Reviews are free and turned around within 24 hours.

What Craigieburn Buyers Should Check

Two issues come up on Craigieburn contracts more than any others, and both come from how the estates are built and sold.

Estate Staging and Contributions

Craigieburn’s newer estates sit inside a Precinct Structure Plan, and lots are often sold on a staged plan of subdivision, so the title may not have issued when you sign. A Growth Areas Infrastructure Contribution and development contributions can attach to the land, sometimes through a section 173 agreement.

Why it matters: You need to know whether the lot is titled, how the staging works and whether any contribution is outstanding, because all of it can affect cost and settlement. We check the plan of subdivision and the contribution position before you commit.

Developer Covenants and Owners Corporations

Estate lots usually carry developer design covenants recorded in a Memorandum of Common Provisions, controlling build timeframes, materials and fencing, and some parcels sit inside an Owners Corporation.

Why it matters: Covenants restrict what and when you can build, and Owners Corporation fees are ongoing. We read the covenants, the plan of subdivision and any Owners Corporation certificate before you sign.
