Local Conveyancing for Coburg Buyers and Sellers

Coburg is built along Sydney Road, with the rebuilt elevated Coburg Station after the Bell to Moreland level crossings came out, and the huge Pentridge redevelopment turning the old bluestone prison into apartments, shops and public space. Around it, inter-war and post-war houses sit next to new apartment buildings near the station.

That change is where contracts get complicated. Coburg has extensive heritage streetscapes, and the new apartment stock around Pentridge and the station is usually strata and often sold off the plan. On the eastern edge along Merri Creek, some properties actually fall into the City of Darebin.

Our job is to check the Contract of Sale and Section 32 before you sign, so you know exactly what you are taking on. Reviews are free and turned around within 24 hours.

What Coburg Buyers Should Check

Two issues come up on Coburg contracts more than any others. Both change what you can do with a property.

Heritage Overlays Off Sydney Road

Coburg has extensive heritage-listed streetscapes, including the precincts north of Bell Street and the Sydney Road civic area, that sit inside a Heritage Overlay.

Why it matters: Inside a Heritage Overlay you usually need a planning permit to demolish, extend or change the outside of a home. If you are buying to renovate, this can limit what council will approve. We check the Section 32 and planning certificate so you know the restrictions before you buy.

Owners Corporation and Off-the-Plan Apartments

The new high-density stock around Pentridge and Coburg Station is typically strata and often sold off the plan. These lots come with an Owners Corporation, and off-the-plan contracts carry their own staging and sunset-clause issues.

Why it matters: Owners Corporation fees are ongoing, and off-the-plan timing and sunset clauses can affect you if the build runs late. We review the Owners Corporation certificate and the off-the-plan terms before you commit. We also confirm which council your property sits in, since parts of eastern Coburg fall into Darebin.
